Texas Home Inspector Practicum

To complete the Texas Home Inspector Practicum, students must complete at least five in-person inspections. The experiences should not include more than four students to each supervising inspector.
During each experience, students must prepare inspection reports that a typical consumer would find clear and satisfactory. These reports must show that the student understands:

  • how to write effective inspection reports;
  • how to interact professionally with clients;
  • how to protect a client’s personal property; and
  • key concepts that support a successful inspection process.

Supervising instructors must review and evaluate each student’s reports. To qualify as a supervisor, an instructor must:

  • Hold an active Texas Professional Inspector license for at least five years; and
  • Either have three years of experience supervising or training inspectors or
  • Have completed at least 200 real estate inspections as a Texas Professional Inspector.

The Texas Home Inspector Practicum Has Recently Changed—Here’s What You Need to Know

In May 2024, TREC changed the rules for the practicum.
TREC no longer considers the practicum a course. It is now classified as fieldwork.

As of June 7, 2024, providers no longer need TREC approval to offer the practicum. This means any professional inspector that meets the requirements set forth by TREC can provide the practicum experience for qualified students. In other words, students still need to complete their required courses before they qualify to participate in their practicum program.

Students no longer need course completion certificates because the practicum is no longer considered to be a course. Once more, TREC no longer accepts them for credit. Instead, students must now complete a Practicum Credit Request Form to receive credit for their fieldwork.

What Does This Mean for Students?

Believe it or not, students have a difficult time scheduling their required practicum in Texas. Many students have to wait weeks or even months to find an opportunity to complete their practicum experience. The rule change was made with the goal of students being able to complete the practicum much more quickly.

Now students can get their practicum experience with any inspector that meets the instructor requirements. This should provide students with more opportunities and options when it comes to scheduling the practicum experiences.

Students can use a friend or neighbor who is a qualified professional inspector. This should help students find more ways to complete their practicum. It might also help to keep the cost of the practicum down with the friend or family discount.
